When you’re planning a new driveway, it’s natural to focus on how it will look, how long it will last and what it will cost. But there’s one thing that often gets missed: the drains underneath it. Checking them before the new surface goes down could save you a lot of money and a lot of upset. Here’s why you should check your drains before a new driveway goes down in Stockport, and what to do.

1. Avoid digging up your new drive

Once a driveway is laid, repairing a drain underneath it means lifting part of the new surface. That’s more expensive, more disruptive and rarely looks the same afterwards. Spotting a cracked pipe or root problem before the work starts means it can be fixed while the ground is open anyway, often for much less.

2. Stop water damage and flooding

If the drains under your driveway are blocked, cracked or poorly laid, rainwater has nowhere to go. It can pool on the surface, run towards the house or seep into the ground under the drive. Make sure the drains are clear and working before any materials go down.

3. Make your driveway last longer

Water is one of the main causes of driveways wearing out early. A leaking drain underneath can wash away the sub-base, leading to sinking, cracks and potholes. Getting the drainage right helps your new drive last.

4. Keep within the rules

In England, if you’re paving more than five square metres of a front garden, you normally need planning permission unless you use permeable materials, or direct the water onto a lawn or border where it can soak away. Check with your council’s planning team before you start. A good driveway installer should also make sure the surface slopes away from the house and towards proper drainage.

5. Protect your property’s value

Sinking paving, puddles and cracks are a red flag to buyers. Dealing with the drainage first means your driveway stays an asset, not a problem.

How to check your drains before laying a driveway

  • Get a camera survey. A CCTV drain survey shows the condition of any pipes under the area. A look-see survey is £150 + VAT, or £220 + VAT for one particular drain with a written report. If you also need a plan of where the drains run, drain mapping is £80 + VAT extra.
  • Find out where the drains run. If you’re not sure, drain tracing marks the route and depth, so your installer knows what’s underneath.
  • Don’t bury the manholes. Make sure every manhole cover is raised or lowered to the new surface level, not covered over. If a cover needs replacing, now’s the time to do it, ideally with one rated for vehicles.
  • Fix defects first. A single crack or open joint can often be sealed with a no-dig patch repair (patch repairs only). Collapsed sections can be dug out and replaced while the ground is open.
  • Think about surface water. Consider permeable paving, channel drains or a soakaway so rainwater has somewhere to go.

Final thoughts

A new driveway is a big investment. A few hundred pounds spent checking the drains first can save thousands later, and gives you peace of mind that you won’t be lifting it again any time soon.
