The soil pipe, also called the soil stack or soil vent pipe (SVP), is the tall pipe that carries waste from your toilets, and often your bath, basins and shower, down to the underground drain. On many older homes around Stockport it's still the original cast iron, and occasionally asbestos cement. After decades outside, cast iron rusts, cracks at the joints and starts to leak down the wall.
We replace old soil pipes and soil stacks across Stockport and the surrounding areas. We'll look at yours, tell you honestly whether one section or the whole stack needs replacing, and give you a clear price before any work starts. Want to know more about how the pipe works? Read our guide to soil vent pipes.
Signs Your Soil Pipe Needs Replacing
- Rust, flaking or heavy corrosion on cast iron sections
- Cracks or splits, especially at joints and branches
- Leaks or drips running down the outside wall
- Dark staining or damp patches on the brickwork
- Drain smells near the pipe, or inside near the toilet
- Loose or broken brackets, with the pipe moving away from the wall
- Damp patches on internal walls where the stack runs
- Gurgling or slow flushing that keeps coming back
A leaking stack isn't just unpleasant. It can soak the wall and cause damp inside, and in the worst cases a heavy cast iron section can work loose and fall. If yours is moving or badly cracked, get it looked at soon.
Soil Pipe Replacement Prices
A cast iron soil pipe or soil stack replacement typically starts from £950 + VAT. The price varies depending on the connections and the condition of the rest bend.
Cast iron soil stack replacement
Old stack taken down and a new plastic soil pipe fitted, with new brackets and your connections remade.
Rest bend replacement
If the bend at the foot of the stack is cracked or broken, we dig down to replace it. We'll tell you before any digging.
Blocked soil stack cleared
Rodding and plunging. Jetting is a fixed £150 + VAT.
Why the price varies: it depends on how many toilet, bath, basin and waste connections join the stack, and on the condition of the rest bend, the bend at the bottom of the stack where it meets the underground drain. If the rest bend is cracked or broken, we'll need to dig down to replace it, which adds to the cost. We'll tell you before any digging. Taller properties may need scaffolding or a tower, and we'll include that in your quote. Fixed unblocking prices apply Monday to Friday, 9am to 5pm. For evening, weekend or bank holiday jobs, we'll tell you the rate before we set off.
Repair, Replace or Just Clear It?
Replace one section
A single damaged section can sometimes be replaced on its own, if the rest of the pipe is in good condition.
Replace the whole stack
If the cast iron is corroded along its length, patching one joint often just moves the problem to the next. Replacing the whole stack is usually better value.
Asbestos cement stacks
Some stacks fitted in the mid-20th century are asbestos cement. If you think yours might be, don't drill, cut, sand or break it. Mention it when you contact us and we'll talk you through the next steps before any work is done.
Blocked, not broken?
Not every stack problem needs a replacement. Stacks block with wipes, sanitary products, scale or paper, often where the stack meets the drain. We clear these regularly, and going in through the stack is often the best way to clear a stubborn blocked toilet.
How We Replace a Soil Stack
-
Assessment
We check the stack, the branches feeding into it and the rest bend where it joins the underground drain, then give you a clear price.
-
Access
Soil stacks come in all sizes, from bungalows to multi-storey buildings. If your property needs scaffolding or a tower, it's included in the quote.
-
Removal
The old stack is taken down safely, section by section.
-
New soil pipe
A new plastic soil pipe is fitted with new brackets, and the toilet and waste branches are reconnected.
-
Connection to the drain
The new stack is connected to the underground drain at ground level. If the rest bend or the drain below is damaged, we'll show you and agree the price before any digging.
-
Testing
We check everything flushes and drains properly and that there are no leaks.
Problem in the underground pipe as well? Our drain repairs and excavations service covers that, and a CCTV drain survey shows exactly what's going on below ground.

Soil Pipe Replacement FAQs
How much does soil pipe replacement cost?
A cast iron soil pipe or soil stack replacement typically starts from £950 + VAT. The price varies depending on the connections and the condition of the rest bend. We'll give you a clear price before any work starts.
What is a rest bend, and why does it affect the price?
The rest bend is the bend at the bottom of the soil stack, where it turns into the underground drain. If the rest bend is cracked or broken, we'll need to dig down to replace it, which adds to the cost. We'll tell you before any digging.
Is a soil pipe the same as a soil stack?
Yes. Soil pipe, soil stack and soil vent pipe (SVP) all describe the same vertical pipe that carries waste from your toilets down to the drain and vents drain gases above the roof.
Can you replace just one section?
Sometimes. If the rest of the pipe is sound, a single damaged section can be replaced on its own. If the cast iron is corroded along its length, replacing the whole stack is usually better value. We'll tell you honestly which makes sense.
What if my soil stack is asbestos?
Don't drill, cut, sand or break it. Asbestos cement needs to be identified and dealt with safely. Mention it when you contact us and we'll talk you through the next steps before any work is done.
Will I need scaffolding?
It depends on the height of the stack. Taller properties may need scaffolding or a tower, and we'll include that in your quote.
My soil stack is blocked. Do I need a new one?
Usually not. A blocked stack can normally be cleared for a fixed £75 + VAT by rodding and plunging, or £150 + VAT where jetting is needed, Monday to Friday, 9am to 5pm. There's no call-out charge when we carry out the work.
