The soil pipe, also called the soil stack or soil vent pipe (SVP), is the tall pipe that carries waste from your toilets, and often your bath, basins and shower, down to the underground drain. Why the price varies: it depends on how many toilet, bath, basin and waste connections join the stack, and on the condition of the rest bend, the bend at the bottom of the stack where it meets the underground drain. If the rest bend is cracked or broken, we'll need to dig down to replace it, which adds to the cost. We'll tell you before any digging. Taller properties may need scaffolding or a tower, and we'll include that in your quote. Fixed unblocking prices apply Monday to Friday, 9am to 5pm. For evening, weekend or bank holiday jobs, we'll tell you the rate before we set off.

Repair, Replace or Just Clear It?

Replace one section

A single damaged section can sometimes be replaced on its own, if the rest of the pipe is in good condition.

Replace the whole stack

If the cast iron is corroded along its length, patching one joint often just moves the problem to the next. Replacing the whole stack is usually better value.

Asbestos cement stacks

Some stacks fitted in the mid-20th century are asbestos cement. If you think yours might be, don't drill, cut, sand or break it. Mention it when you contact us and we'll talk you through the next steps before any work is done.

Blocked, not broken?

Not every stack problem needs a replacement. Stacks block with wipes, sanitary products, scale or paper, often where the stack meets the drain. We clear these regularly, and going in through the stack is often the best way to clear a stubborn blocked toilet.

    We check the stack, the branches feeding into it and the rest bend where it joins the underground drain, then give you a clear price.

  2. Access

    Soil stacks come in all sizes, from bungalows to multi-storey buildings. If your property needs scaffolding or a tower, it's included in the quote.

  3. Removal

    The old stack is taken down safely, section by section.

  4. New soil pipe

    A new plastic soil pipe is fitted with new brackets, and the toilet and waste branches are reconnected.

  5. Connection to the drain

    The new stack is connected to the underground drain at ground level. If the rest bend or the drain below is damaged, we'll show you and agree the price before any digging.

  6. Testing

    We check everything flushes and drains properly and that there are no leaks.

Usually not. A blocked stack can normally be cleared for a fixed £75 + VAT by rodding and plunging, or £150 + VAT where jetting is needed, Monday to Friday, 9am to 5pm. There's no call-out charge when we carry out the work.
