If you’ve ever wondered what the tall pipe running up the outside of your house is, it’s probably your soil vent pipe. It’s one of the most overlooked parts of a home’s drainage, but when it goes wrong you’ll soon know about it. Here’s what a soil vent pipe does, the problems we see most often in Stockport homes, and what can be done about them.

What is a soil vent pipe?

A soil vent pipe, or SVP, is the vertical pipe that carries waste from your toilets, and usually your basins, bath and shower, down to the underground drain. It’s also called a soil stack. The top of the pipe continues up past the roofline and is open to the air. That open end is the “vent” part, and it’s just as important as the pipe itself.

Why soil vent pipes matter

  • Odour control. Drain gases escape safely above the roof instead of into your home.
  • Protecting your traps. Every sink, bath and toilet has a water-filled trap that stops smells coming back up. Without proper venting, waste rushing down the pipe can suck the water out of those traps.
  • Smooth flow. Letting air into the system helps waste water drain freely, without gurgling or slow flushing.
  • Compliance. Building Regulations require drainage systems to be properly ventilated. On some properties an air admittance valve is used inside the building as part of the venting arrangement.

Common soil vent pipe problems

  • Gurgling drains or slow-flushing toilets, which can point to poor venting or a partial blockage in the stack
  • Persistent smells indoors, often from traps being sucked dry or a cracked pipe
  • Blocked vents, where leaves, debris or birds’ nests block the top of the pipe
  • Cracked or leaking pipes, especially old cast iron stacks that have rusted through
  • Blockages in the stack, usually wipes, sanitary products, scale or a build-up of paper where the stack meets the underground drain

How we can help

Clearing blocked soil stacks

We regularly clear blocked stacks. Going in through the SVP is often the best way to reach a stubborn blockage behind a toilet, especially on downstairs toilets, without dismantling anything inside. Find out more about our toilet unblocking service. Prices are fixed: £75 + VAT for rodding and plunging, and £150 + VAT where jetting or machines are needed. Fixed prices apply Monday to Friday, 9am to 5pm. Evenings, weekends and bank holidays may cost more, and we’ll tell you the rate before we set off.

Repairing and replacing old stacks

Many older homes still have their original cast iron soil pipes, and some have asbestos cement ones. If yours is rusting, cracked or leaking, it may be time for a new one. Our soil pipe and soil stack replacement page explains the signs, what’s involved and typical prices.

Checking the drain below

If problems carry on after the stack has been cleared, the issue may be in the underground pipe. Our drain unblocking service covers that, and a camera check will show whether the pipe is damaged.
